Project Overview
Questions regarding equitable terms for land leases have become more common in recent years as volatility in commodity prices, particularly grain prices, has presented challenges for tenants and landlords in negotiating rental agreements which properly apportion risk and returns, based on each party´s contribution.
In light of the high demand for these skills and information, this project intially proposed to offer five day-long lease workshops throughout Kansas, but ended up presenting nine workshops. Various possible rental arrangements (cash rent, share rent, and flex-rent arrangements) and ethics of leasing were discussed. Hands-on computer training using Excel spreadsheets was provided to help producers lacking spreadsheet skills, which has limited their use of tools available for determining appropriate lease arrangements. A useful decision-making tool, KSU-Lease, was then used, with participants having the opportunity to sharpen their newly acquired skills via hands-on computer sessions using KSU-Lease to enter their situation-specific numbers and analyze scenarios relevant to their operation.
A total of nine workshops were conducted, with 291 total participants, nearly twice the expected number of 150. The workshops have become a priority program for K-State´s Farm Management Program Focus and will continue to be conducted in future years.
